Planning / Architectural Work
Should you be contemplating either a new build, extension or refurbishment of an existing building we can assist in providing drawings and submitting applications for Planning Approval, Listed Building Consent and Building Regulations. Where necessary we can engage specialists such as Ecologists and Arboriculturists to produce supporting documentation for the applications.
Project Management / Contract Administration
A step further on from Planning and Architectural work is to administer a building contract on the client’s behalf. This may be for simple repairs through to construction of a new building. Depending on the complexities we can engage and manage additional consultants such as Structural Engineers and Quantity Surveyors. As part of this service we seek competitive tenders based upon a Specification of Works and appoint contractors on your behalf and administer the building contract through to completion.
Party Wall
The Party Wall Act provides an established framework for dealing with works which might affect adjoining or neighbouring properties. If you propose to cut into or alter a party wall / structure, or excavate close to another property you may need to serve notices and agree works with your neighbours. You should contact us for advice if you are a building owner intending to undertake such works, or an adjoining owner who has received a notice.
Defect Analysis
We can advise on specific defects that may have arisen for residential or commercial property, and work with a contractor to rectify the problems.
Snagging Reports
All newly completed buildings have elements that have not been completed to the required standard and most reputable contractors will endeavour to correct these when discovered. We can undertake a detailed inspection on your behalf and produce a snagging list to aid your negotiations with the contractor/developer. Snagging lists are, in most cases, produced alongside a Level 2 Homebuyer Survey to provide a detailed appraisal of a new build property.
Insurance Valuation
Sometimes known as a Reinstatement Cost Assessment, and usually undertaken on older or unusual buildings where a specific rebuild cost is required by insurers. This is different from an open market valuation, and utilises software produced by the RICS and the BCIS.
Expert Witness
We are familiar with the formalities of the Courts and are regularly appointed to give expert evidence on a range of matters including building disputes and professional negligence. We can work with your other professional advisors to achieve a satisfactory resolution.
