Residential

We have local experience of all types of properties, from new build flats to historic listed buildings.  We have been advising purchasers of properties in Dorset and the surrounding areas for over 23 years.

Building Survey

A Building Survey (equivalent to a RICS Level 3 Home Survey) is suitable for all ages and types of property and particularly relevant for pre-1940s properties or buildings of “non-standard” construction. The survey provides a purchaser with an assessment of the condition and state of repair of the property. The report is based upon a detailed visual inspection and is intended to identify particular defects which may require early attention or where works of an extensive or unusually expensive nature will be needed in the future. Our reports are constructive and consider condition in the context of the buildings age and construction. The survey report will include an assessment of rebuilding cost for insurance purposes.

Homebuyer Survey

The RICS Level 2 Homebuyer Survey is in a standard format and is intended for houses, flats and bungalows built since the 1940s which are of a conventional construction and apparently in reasonable condition. The Homebuyer Survey focuses on defects which are urgent or significant to provide a general appraisal of the property.

Probate Valuation

We are able to undertake valuations for Inheritance Tax purposes, having a Registered Valuer with the RICS within the firm. The valuations would be undertaken in accordance with the RICS Valuation Standards, the “Red Book”.
